3757 North Sheffield Avenue – B3-2 to B2-3
The applicant wishes to construct a 4-story, 10 dwelling unit addition to a previously approved 4-story, 40 dwelling unit building (3763 North Sheffield Avenue) in order to combine the 2 zoning lots into 1 zoning lot. The reason for rezoning is to comply with density bulk requirements and establish a qualifying transit-served location to accommodate the Minimum Lot Area Reduction and the reduction in on-site parking. 3 on-site parking stalls will be provided.

The proposal is for a four-story, transit-oriented residential development at the southeast corner of West Grace and North Sheffield Avenues. The building will contain 40 units in a mix of studios, one and two bedroom units, with 20 parking spaces and 30 bike stalls. The applicant is seeking a zoning change from B3-2 to B2-3 to allow for residential units on the ground floor. There will be an underground parking to accommodate 14 spaces, with 6 additional spaces and a loading berth onsite at the rear of the building along the el tracks. The building will also contain a rooftop deck with amenity space. The applicant will provide four affordable units in the proposed development reflective of the overall unit mix.
