SNS Realty Group is proposing to develop the property located at 1138 W. Belmont. The site is currently improved with a single-story commercial building that is the longtime home to Tenenbaum True Value Hardware store. The business owners have decided to close the store after many years in the community and sell the buildings.
SNS is proposing to build a thirty-two-unit Class-A apartment building with predominantly two- and three-bedroom apartments that is ADA accessible and has an elevator and substantial outdoor space. The proposed building is four stories with a stepped back fifth floor. Due to its proximity to the Sheffield CTA station, the proposal qualifies as a Transit-Oriented Development and as such the project features 16 garage parking spaces and dedicated storage for 16 bicycles. Finally, the project features approximately 4,500 sq. ft. of retail space on the ground floor, together with amenities for the apartments such as a dedicated package room and conference room.
The architect on the project is Red Architects who have prepared a design that we believe will blend well with the surrounding neighborhood, is aesthetically pleasing and welcoming.
