Contemporary Concepts, in partnership with Wildwood Investments, an experienced Chicago-based multifamily investor (together, the “Sponsor”) is proposing to develop the property located at 3415-25 N. Ashland in the West Lakeview neighborhood. The project is currently zoned commercial; however, given the size and location of the lot, the Sponsor is proposing to rezone the project as multifamily and build a four-story, 53-unit masonry elevator building with a mix of studio, one and two-bedroom apartments. The property will include five affordable units.
The architect is working on a design that will have a strong relationship with the street and blend well with the neighborhood – a design that provides adequate landscaping and lighting to create an appearance that is both aesthetically pleasing and welcoming.
This TOD (transit-oriented development) will have ample bike parking as well as bike access. Its adjacency to the Low-Line and Roscoe Ave. dedicated bike route will make this an attractive location for walking, biking, and public transit uses. The building will have an amenity area that will include bike repair, fitness, and co-working. The building will also feature a rooftop deck with furnishing and AV. About half of the units in the building will have individual balconies in addition to the shared rooftop exterior amenity.
