The owner of the property located at 3627-3633 N. Sheffield Ave. is proposing to develop the three adjacent lots with a new five-story building that will contain twenty-nine (29) residential units. The proposed building will be masonry in construction and measure 56 ft.-8 in. in height. The subject property is a Transit Served Location based on its proximity to the Addison St. CTA Station. The proposed residential building will be supported by eleven (11) off-street parking spaces that will be accessed from the public alley at the rear of the lot. The subject property is currently zoned RT-4. A Type 1 zoning change to the B2-3 zoning district will be required to permit the new building.
The updated proposal includes changes supported by East Lake View Neighbors and Alderman Lawson’s office, that help the proposal to blend into the fabric of the neighborhood. Specific changes include adding decorative design on the ground floor facade, adding horizontal stonework between the third and fourth floors and in the outermost arches to break up the impression of vertical height, and removing the bright glazing from the windows.
