July 18th update: Following a ward-wide meeting and after months of hearing feedback from residents, this project has now been approved in City Council. Changes include shifting the southern addition forward to block less views from neighbors along California Terrace to the south, and aesthetic changes.

A development project has been proposed at 749 W. Briar Place (the Briar Street Theater) that includes a request for a zoning change from B3-2 to B2-5 to accommodate a mixed-use building. The proposal preserves the existing Briar Street Theater building and adds three stories of residential space above, as well as an addition on the southern side of the building, resulting in a 64-foot-tall structure with 66 total residential rental units. The first floor will maintain a corner commercial space, and 14 interior parking spaces and 58 bike rack spaces for residents. Additional amenities include a rooftop deck.
